Inspection and Test

All wiring needs regularly inspecting and testing to make sure it is still in good order.  We can all see if a socket faceplate is cracked or a light is damaged but you may not notice a loose wire until it melts the insulation and blows a fuse; a periodic inspection will find it.  Wiring has a finite lifetime and is hidden from view so the only way of knowing if there is a problem is to have it tested.  The Health and Safety at Work Act 1974 say that 'all systems shall be maintained, so far as is reasonably practical, to prevent danger to the user'.  A home should be tested every 10 years while a rental property every 5; offices, shops and other public places have shorter test intervals.  You may have heard of a PIR (Periodic Inspection Report) or Landlord Safety Certificate, well they are now called an EICR (Electrical Installation Condition Report).  An EICR is 9 pages long and takes the good part of a day to carry out.  I offer both this and a VCR (Visual Condition Report) for landlords on change of tenant, it is a 1 - 2 hour inspection only of the property to confirm nothing has altered since the last time it was fully checked.

PAT Testing

All businesses and landlords have a 'duty of care' or legal obligation to make sure any electrical appliance is safe to use. The Provision and Use of Equipment Regulations 1998 say the duty holder must 'ensure that work equipment is maintained in an efficient state, in effiecient working order and in good repair'.  The only way to be sure of this is by having appliances regularly tested and records kept.  You don't have to have this done each year.  The IET Code of Practice for In-service Inspection and Testing of Electrical Equipment advises a risk based approach so that IT equipment may only require testing every 3 years whilst an electric drill is tested each year; a computer doesn't move but a drill gets more abuse. I inspect and test your equipment using the latest Seaward PAT tester and will provide both inspection stickers and a log of all items tested.

Typical Prices

  • £45 for the 1st hour, £35 per hour thereafter; day rate of £265 (rate as of 2018)
  • Fuse board change - £350 for replacing a 6 way board with dual RCD consumer unit
